What to Have Ready

  • The contract or lease, if any. If you have a draft of the purchase contract, the lease, the operating agreement, or the deed, send it before the call.
  • The other side's counsel. Who is the lawyer on the other side? Conflict checks have to clear before we can advise.
  • The deadline. Is there a closing date, a notice-period expiration, a court appearance, a mortgage commitment expiring, a lien deadline?
  • The title and tax history. For owners and prospective buyers, the deed, title insurance policy, and recent tax bills are helpful.
  • For tenants: the lease, any notices received, and any rent payment history.
